Lakeland Lodge Retreats is a private owned holiday let, using a system called Bookalet to arrange all bookings.
As the owners of the property, we have the right to refuse any bookings where they are considered unsuitable for the holiday home concerned.
Booking terms apply to all holiday homes listed on our website and the person or legal entity making the booking or to whom we supply services in respect of the booking. These Booking Terms are governed by English law and apply to all bookings except where we agree other terms in writing. By making a booking you are assumed to be accepting these Booking Terms.
When you submit a booking via our online reservation system you will receive an automatically generated booking request summary by email to the email address you provide in the booking form. This does not form a contract between us. Bookings will be confirmed on receipt of a non-returnable deposit of £100. The full balance is due 4 weeks prior to your ‘check-in’ date at your holiday home. To make a booking you must be over 25 years old.
A reference number is given on confirmation of a booking. This number must be quoted when making payments and retained for access to booking details or amendments / cancellation.
The Holiday home is Strictly no Dogs/Pets. As a family lodge where children are welcomed to stay, we feel the most sanitary environment is completely necessary.
Authority
The ‘lead person’ whose name appears on the booking form certifies that they are a member of the party occupying the property and aged 25 years or over. The ‘lead person’ also certifies that they are authorised to agree the Booking Conditions on behalf of all the persons staying at the Holiday Home booked, including those substituted or added at a later date.
Bookings for single sex groups may be considered by prior arrangement and for persons over 25 years of age. A security deposit may be required (see below).
Rates are as published. If you have selected supplements they will be added to the total price of the booking. Rates do not include other costs you may choose to incur during your stay.
Rates quoted are correct only for the number of guests, nights and dates shown. Should you change the number of guests dates or room nights, then the rates are subject to change.
All properties are self-catering and no food is provided.
Holiday accommodation is normally available from 4 pm on the day of arrival; and MUST be vacated by 10.00 am on the day of departure. This allows time to have the lodge ready for both you and the following guests.
We kindly ask that guests do not enter their holiday accommodation before 4 pm to ensure it is cleaned, prepared and/or checked for arrival.
If the holiday accommodation is not vacated by the designated departure time we reserve the right to charge for overstaying by up to £25 per hour (or part of) after the designated departure time.
In exceptional circumstances, at the owner’s discretion, the hirer may be permitted to transfer their booking to another date at the same holiday accommodation, subject to availability. Please note the cost of the alternative date may not be the same as the initial booking.
There is a £25 administration charge for all booking transfers and material amendments to a booking once placed.
To cover against any potential financial loss which may be incurred by cancelling a stay (in line with our cancellations policy) we recommend all guests consider taking out a suitable travel insurance/cancellation policy.
If the hirer wishes to cancel their booking, he/she should advise us immediately. Written confirmation via email is required.
If only a £100 deposit has been paid then this is non-refundable. Once the balance has been paid (i.e within 4 weeks of a stay) then a refund will only be made if we are able to re-let the lodge. The amount will depend on the rental received less the £100 non-refundable deposit element.
Cancellation of bookings due to “Acts of God” or matters beyond our control will not be accepted where access is still possible to the property.
If we are not able to re-let, the owner shall be entitled to retain all payments already made, and to recover, if not already paid, the balance of the hiring charge.
All stays at holiday parks are subject to separate park rules and guests must follow these rules during their stay.
Lakeland Lodge Retreats has no association with the Holiday Park or responsibility for the provision of any services of that holiday park.
As the holiday park is not responsible for managing the privately owned holiday accommodation, any issues should be reported to Lakeland Lodge Retreats via contact details provided to you at booking confirmation.
At the owner’s discretion a security deposit may be requested by Lakeland Lodge Retreats before acceptance of any booking.
A security deposit will only be utilised if there is damage to furniture, bedding, fittings, goods, or to the property itself or loss of keys or to cover any extra cleaning over and above that reasonably expected after the duration of the stay. If not called upon then a security deposit will be refunded within 7 days of departure.
A security deposit will be required without exception for single sex groups, mixed sex groups under 25 years old and all overseas guests.
The holiday accommodation is non-smoking this includes vaping/electronic cigarettes and guests are requested not to smoke inside any part of the property. If there is evidence of smoking and the holiday accommodation requires to be de-odorised then a charge of £100 will be taken.
Your stay will be on a family park. As such bookings for single sex groups will only be considered where all persons in the group are over the age of 25.
Bookings for mixed groups of young persons will be considered where all persons in the group are over 21.
No stag or hen parties are not permitted.
When accepting these bookings, a security deposit will be required along with some additional information about a stay.
NOTE: Park rules must be observed and followed; the park management will ask people to leave if there are reports of noise or unsociable behaviour. No refund will be given should this happen.
Reasonable use of utilities is included in the rental; however, the right is reserved to take an additional charge if usage exceeds what is the norm for the time of year / number in the party.
Clean bed linen and towels (one standard sized hand and bath towel per person and tea towel/kitchen towel) are included in the cost of the hire of the lodge.
Guests are asked to provide their own towel for use in the pool / leisure facilities.
A travel cot can be provided.
Due to the size of the holiday accommodation, it should be noted that a travel cot may not fit in certain bedrooms. Please enquire if in doubt.
Guests should bring their own baby bedding and linen.
The holiday accommodation has steps leading up to the decking. Therefore, the holiday accommodation may be unsuitable for wheelchair users, people with mobility problems or the elderly.
Guests staying at White Cross Bay may benefit from the complimentary WiFi across the park (subject to the park’s fair use policy).
WiFi is also provided in the holiday accommodation.
If for any reason beyond the agent’s control, a property becomes unavailable for the dates booked, all rent paid in advance may be refunded or an alternative date offered; if available. This will be at the accommodation owner’s discretion and may not apply due to certain exceptional circumstances which could not have been anticipated.
The hirer shall have no further claims against the owners or agents.
If a property becomes uninhabitable during a stay, Lakeland Lodge Retreats will make every effort to offer suitable alternative accommodation if it is available. If alternative accommodation is not available a refund of monies paid to on a pro rata amount depending on the length of stay prior to departure will be offered.
The hirer shall have no further claims against the owners or agents.
If something in or as part of the property becomes unavailable, eg WiFi, dishwasher etc, Lakeland Lodge Retreats has no liability whatsoever. However, we will endeavour to put things right as soon as practicable, if at all possible.
We reserve the right to terminate your booking immediately without being liable for any refund or compensation where you engage in unacceptable behaviour that causes a disturbance or nuisance.
Lakeland Lodge Retreats accepts no liability for any loss, damage, sickness or injury, howsoever caused, which may be sustained, during the holiday to the hirer, or any member of the hirer’s party or any invited person, or any car and its contents, or any possession of the hirer or any member of the hirer’s party; however caused.
Compensation payments will not apply where we cannot fulfil our obligations due to unforeseeable circumstances such as natural disaster, adverse weather conditions, health risks and epidemics, fire and other similar factors beyond our control.
We reserve the right to make changes without notice, and are not responsible for errors or omissions.
If there is a complaint, it must be reported immediately to allow us, where possible, to redress the situation. It is too late to report a problem after your holiday and no compensation or redress will be allowed once a holiday has been completed. Whilst everything will be done within our power to attend to repairs to the lodges, furniture or equipment during a stay, no guarantees can be given.
No refunds or compensation will be considered if any breakdown should occur unless the problem is not rectified within a reasonable time and will have impacted on a guests stay. Any compensation given will be proportionate to the issue arising and may take the form of a discount off a future stay. A Third-party company is responsible for the cleaning of the property. The maximum level of compensation for a cleaning related issue is £50.
Any complaints in relation to services provided by the holiday park should be forwarded directly to the individual holiday park.
Information supplied to Lakeland Lodge Retreats via our booking process using our secure system Bookalet shall be held in confidence and will not be passed onto any other person without your permission.
Once you have received your receipt and confirmation of your booking, you must check it carefully and report any discrepancies or errors immediately.
Lakeland Lodge Retreats reserve the right to modify our booking terms and conditions at any point.
